New Class A Mixed-Use Development is Coming to Apex
A new Class A mixed-use development is on the horizon for Apex. The 66 acres where the development will be built is located at 3609 U.S. 64 West, which is less than two miles from I-540. Pickett Sprouse Commercial Real Estate Broker Brad Gregory represented the owners of the three properties involved in the sale to Goldberg Companies, Inc (GCI).
The Planned Unit Development has been approved for up to 27,500 square feet of commercial and retail space, over 350 upscale apartment suites, and a mix of single-family homes or civic/educational uses.
“We are excited to begin site planning for our new development in Apex,” said Ian Stuart, VP Acquisitions, GCI Residential. “With its incredible growth, top-tier schools and desirable neighborhoods, Apex was the ideal location for GCI to expand its footprint in the Triangle.”
As part of the rezoning process for the site, GCI committed contributions for the planting of trees and to the Town of Apex Affordable Housing Fund.
“While this site had its own set of challenges because it was an assemblage of three properties that had to be rezoned, annexed into Apex, and fully entitled, the developer has already done several projects in the area and knows firsthand that this development will be a great addition to the Highway 64 corridor,” said Gregory.
GCI Residential is headquartered in Beachwood, Ohio, with a regional office in Charlotte. In addition to Apex, GCI has multiple projects in various stages of ownership and development in the Triangle. Those include communities in Cary, Wake Forest, and Raleigh.
